The municipality of Gräfelfing with its approx. 12,800 inhabitants is considered a highly sought-after place to live on the lower reaches of the Würm. It is becoming increasingly popular, particularly due to its garden city character and its spacious, relaxed development.

The lively Bahnhofstrasse - Gräfelfing's retail artery - offers everything for daily needs. Gräfelfing has two S-Bahn connections to Starnberg and Munich. You can be at Munich's Marienplatz within 25 minutes. You can also reach the airport in about 30 minutes by car via the BAB96 connection Gräfelfing and the Eschenrieder Spange.
The immediate proximity to the forest (a 2-minute walk away) is ideal for jogging and walking. Butcher, bakery, supermarket and S-Bahn station Lochham (S6), as well as various buses, e.g. to Großhadern, are only a 3-minute walk away. A tennis club is also nearby.
The Bahnhofstrasse Gräfelfing with its extensive shopping and leisure facilities can be reached on foot in approx. 15 minutes.
