Very spacious and light apartment with roof terrace in a small complex with only five other units. There is a personal underground parking spot and an additional large, lockable, personal basement compartment, e.g. for sports equipment, like skis, snowboards, mountainbikes etc. There is a lot of greenery in the immediate vicinity, for example for jogging along the river Würm or in the Eichgehölz.

An additional backyard for communal use is located right next to the house, with a playground with a swing, sandbox, climbing frame, and a bench for the parents.                             

Despite a great connection to the public transport system, the area is very quiet since the apartment is located on a side street. Neither the S-bahn nor the ICE line, which are both close by, are visible or audible, due to new tracks and a 4 meter high sound absorbing barrier.

Incl. 50 Mits high-speed internet connection with Ethernet-wiring into all rooms and, of course, wireless. A reliable cleaner for the regular cleaning of the apartment can be found on request.

Obermenzing, on the direct border to Untermenzing, close to Hartmannshofen with its park and the Eichgehölz, the Würm, etc. is ideal for day excursions and sports, by foot or by bike. It is a very popular city district for families and working people, employed at big companies in the western parts of Munich.

Supermarkets, bakeries and pharmacies etc. are all in close walking distance as well as a day nursery, kindergarten, and school. The small construction with only six apartments is very family-friendly and yet quiet. The only thing one can hear through the open windows at night is the MVG bus that runs every 20 minutes, other than that there is almost no traffic, despite great connection to the public transport system and the motorways A8, A96, and A99, which are all reachable within 5-10 minutes by car. To the Munich airport its takes maximum of 30 minutes by cab, to get downtown Munich it takes about 15 minutes by s-bahn.

Further details about the living room:

From the spacious hall one goes into the light and large modern living/dining room, which convinces through its 4 meter high ceilings. The furniture is all made to measure by a carpenter. The corner bench and three chairs are all from a special german cushion shop.

The couch facility underneath the slant of the roof, which fits to the corner bench, is being completed with a multi media system, consisting of a 107 cm / 42 inch Panasonic Plasma flat screen with HD cable connection, DVD player with HDMI, apple TV, video on demand set top box and a Yamaha Surround sound system (only the tv and the speakers are visible, all additional devices are hidden in the lowboard). The roof windows are original Velux and have integrated shutters as a blind. The floor heating can be individually, depending on the room, adjusted.

The floor of the living/dining area is as in all rooms (except in the bathrooms) real wood parquet. From the living room one can enter the roof terrace, which has red terracotta tiles. It is possible to barbeque here. A water main connection and a electricity outlet offers additional comfort.

Additional details about the bedrooms:

The sleeping area is located on the right to the hall. Here are three modern furnished rooms, two bathrooms and one additional chamber.
The Master bedroom with directly connected bathroom offers a ceiling high, white fitted cupboard made by a carpenter. The entire bed, which is 180 cm wide, and the mattress are completely new and of high quality. There is also a leisure corner in the master bedroom. The floor of the sleeping area is as in all rooms (except in the bathrooms) real wood parquet.

The two further bedrooms are each equipped with a 140 cm wide bed, a big mirrored cupboard, a desk, and a chair. The rooms are completely new and high quality equipped. The bathroom offers a shower, a washstand and a toilet.

Further details about the kitchen:

The kitchen, which is equipped with high quality Bosch/Siemens/Küppersbusch devices, and the wide window front can be accessed directly through the hall. All kitchen furniture is high quality work by a carpenter, painted in high-shine white.The sink is integrated into the countertop. There is a pull out table for two to three people hidden in one of the drawers. The kitchen floor is made of real wood. The underfloor heating is adjustable to your needs (like in all other rooms as well).
The following electrical appliance is part of the kitchen equipment:
Refrigerator with 0-degree fresh zone, freezer,  microwave behind a door, oven with timer, ceran ceramic hob, extractor hood, dishwasher with automatic program, electrical cutter for everything and mixer.

The first bathroom next to the Master bedroom includes a big corner bathtub, a wide douple washing stand with underneath cupboard, a BD and WC, and a washing machine with drier function.
The floor is tiled with warm terracotta, the walls are ceiling high tiled white. The roof window is original Velux and has integrated shutters as a blind. The underfloor heating can be individually, depending on the room, adjusted.
The second bathroom next to the other bedrooms includes a large shower with clear glass enclosure, a wide vanity with vanity unit and a toilet. The floor is covered with warm terracotta tiles, the walls are tiled room-high with white, large tiles. The underfloor heating can be adjusted individually as in any other room.

Additional information: A reliable cleaning lady can be arranged for regular cleaning of the apartment upon request.

Our service is free of charge for you as a tenant. After signing the contract, you pay the landlord the monthly rent and a one-off deposit (usually two months' rent).
If you have found a suitable offer on our website or would like us to send you suitable offers, please first fill out our registration form in full. Our consultants will then contact you as soon as possible to discuss the next steps. We would be happy to arrange a viewing appointment on site. Once you have decided on an apartment, we will discuss this with the landlord and draw up the rental agreement once approval has been granted.
The specified rental period is binding. For example, if an apartment is offered for 1 June, it cannot be rented earlier and, as a rule, not significantly later. If your desired rental period differs from the offer, please inform your consultant. If a fixed end date is specified, the apartment cannot be extended. In the case of a variable rental period, slight deviations may be negotiable with the landlord.
Private providers of flats and houses in Munich are subject to a minimum rental period of six months. The city of Munich considers rental periods of less than six months to be misuse of residential space, which is why we only arrange flats and houses for a minimum of six months or longer.
Commercial providers such as serviced apartments, on the other hand, are not allowed to rent for longer than 6 months in many locations. We therefore distinguish between short-stay and long-term offers.
In the Tegernsee region, private providers are also allowed to rent for shorter periods, which means we can offer furnished rentals here for as little as one month.
If you would like to view the property in person, please let us know. If the flat is still rented, our consultants will arrange an appointment with the current tenant. If the flat is already vacant, appointments can usually be arranged at short notice. Please note that the flat is usually rented to the person who makes a binding commitment first. Therefore, please do not plan your appointments too late, as the properties you are interested in may be rented out in the meantime.
Upon request, you can view our properties virtually via video call. On our website, you will find high-quality photos and videos of the property and its surroundings, as well as additional detailed information about each property.
The rental agreement is concluded between the tenant and the landlord. In most cases, the rental agreement is drawn up by Mr. Lodge – in consultation with the tenant and landlord – and forwarded to both parties for signature.
As agreed in the tenancy agreement, the flat must be professionally cleaned before it is returned. When you move out, a commercial final cleaning will be carried out by a specialist company commissioned by the landlord. The costs are based on the amount of work involved and are usually borne by the tenant. The landlord receives the invoice from the cleaning company and offsets the costs against the deposit. Thorough pre-cleaning can reduce the costs of commercial cleaning. Please refer to our checklist for details of what is included in a final cleaning.
